Building permits have been issued for the properties at Ristiku tn 28 and Õle tn 27, construction work has also begun on the property at Ristiku tn 28. A sketch project has been prepared for Õle tn 27a: 33% expansion and reconstruction of the existing institution building. All 3 properties belong to the same owner and are planned to be merged into one whole. Õle tn 27a was built in 1928 and designed by Karl Treumann (later named Karl Tarvas). The building was designed as a storage facility for the Johannes Oha clay industry. According to the inventory drawings from 1958, the building is called the “Institution building”.
The dimensions of the reconstructed-expanded building are 16.4 x 9.2 m = 151 m2. The number of floors of the above-ground part is 4 (historical building 3+1 floors, extension 2+1 floor) with a gross area of 478 m2. The aim of the reconstruction is to dignify and exhibit the dignified part of the historical building and to add a modern cube in the volume of the under-construction area of the wing building, compiling various materials from the institution building in the new part of the building as well.
6 apartments are planned, with a gross area of 390 m2, a net area of 324.3 m2. 2 apartments on each floor. One apartment on the 3rd floor is connected to the 3rd and 4th floors.
